Flood risk questions

Ask: What is the FEMA flood zone designation for this specific parcel (not the neighborhood)? Has the property ever had a flood insurance claim? Is there an elevation certificate, and what does it show? Has the seller obtained or been denied NFIP coverage? What is the 30-year cost of flood insurance at current rates?

Wildfire risk questions

Ask: What is the CAL FIRE or state forestry fire hazard severity zone designation? Has the property been hardened (ember-resistant vents, Class A roofing, defensible space)? Which carriers will write homeowners insurance in this ZIP code? Has coverage been non-renewed in the past 5 years for any property in this neighborhood?

Hurricane risk questions

Ask: Is there a current wind mitigation inspection report? What are the combined wind and flood insurance costs? What was the storm surge depth for the last major hurricane event in this area? What is the age and construction type of the roof?

Insurance carrier questions

Ask any broker you work with: Which carriers are actively writing new policies in this ZIP code? What percentage of properties in this ZIP have been non-renewed in the past 3 years? What is the deductible structure for wind, flood, and earthquake coverage? Has this carrier raised rates significantly in the last 2–3 years for similar properties?

Resale questions

Ask your agent: Are there comparable sales in this ZIP code that failed to close due to insurance issues? What is the average days-on-market trend for this ZIP over the past 3 years? Have listing prices in this neighborhood diverged from broader market trends? This is where rising climate risk starts to show up in market data — earlier than most buyers expect.
